What we did

  • Lead Architectural Design: Reinvigorated the masterplan for the final phase to deliver 88 high-quality affordable homes.

The Vision

Foxhall Village is one of the most significant residential developments in Blackpool’s recent history. Spanning a 19-acre brownfield site that was once a mix of disused guesthouses and industrial land, the project was designed to create a vibrant new neighbourhood of over 400 high-quality homes, acting as a catalyst for the social and economic renewal of the Bloomfield area.

The Challenge

The development faced a major setback in 2019 when the original developer went into administration, leaving a critical section of the site dormant. This stalled phase was a “notable eyesore” for the community and presented a complex web of legal and planning hurdles.

Cassidy + Ashton was appointed by Great Places Housing Group, in partnership with Blackpool Council, to lead the final phase of the project (Foxhall Village West). Our role was to refresh the architectural designs and resolve the complicated planning history to ensure this flagship scheme could finally be delivered for the town.

The Transformation

Our design brief for the final phase involved creating 88 modern, affordable homes, consisting of 85 houses and a feature corner building containing 3 apartments.

Drawing on our experience in urban regeneration, we refined the site layout to maximise the land’s potential while ensuring the new homes integrated seamlessly with the earlier phases of the village. The architectural approach focused on:

Coastal Aesthetics: Contemporary elevations that reflect Blackpool’s seaside character through a modern material palette.

Urban Connectivity: Creating a new landscaped corridor to improve the public realm and provide green space for residents.

Sustainable Quality: Ensuring all 88 homes meet high standards of energy efficiency and durability to provide long-term, low-cost living for local families.

This was a substantial project that required not only architectural precision but also our expertise as town planners to clear technical conditions and secure the necessary consents to restart a dormant site.

The Outcome

The completion of Foxhall Village represents the final piece of a decade-long regeneration puzzle. By delivering 100% affordable housing in this final phase, the project secures a high-quality residential future for the area.

It has been a privilege to be part of the team that rescued this flagship scheme. Seeing the site move from a stalled brownfield plot to a thriving community is a testament to the power of collaborative design and dedicated planning.
